Codes, Covenants and Restrictions (CC&Rs) – Reminder

Dear Neighbors,

Good evening. I hope that you are all enjoying the beautiful summer that we are having. This time of year makes living in our neighborhood feel special and magical with our spectacular views, lush greenery and gardens filled with roses and peonies. This past year the Board of the Horizon Crest Community Association has fielded numerous questions and concerns from neighbors as it comes to the Codes, Covenants and Restrictions (CC&Rs) that apply to all the homes in Horizon Crest. We wanted to take the opportunity to remind you of a couple of items regarding our CC&Rs.

  • Every time a home in Horizon Crest is sold, accepting and agreeing to the CC&Rs is a requirement of the sale. You find that our CC&Rs are part of the deed of your property plat filed with King County.
  • Whether you have joined the HCCA or not the CC&Rs still apply to your property and its occupants even if they are renters.
  • The CC&Rs have existed since the neighborhood was built in the late 1970s. The goal of these documents are to help protect not just the look and feel of our community but also helps protect the value of our assets.
  • In order to help increase awareness and education regarding our CC&Rs, you may find them online (Codes, Covenants and Restrictions (CC&Rs) – Horizon Crest Community Association).

Going forward the Board is proposing to the neighborhood the following:

  • After a number of years of being dormant we would like to restart the “Architectural Control Committee” or “Architecture Committee” referred to in the CC&Rs. Please if you would like to volunteer please respond to this note or email: bo…@horizoncrest.org. We would like to have at least three volunteers from the community.
  • As you can see from reading the CC&Rs these documents need to be refreshed and updated to meet the requirements of our community today. Our goal is to gather community feedback in terms of what type of items you would like to see incorporated / changed in the updated CC&Rs. We would like to give the community through the end of August to provide feedback. At that time our goal is to engage with a law firm to help draft a new set of updated CC&Rs that we could agree on and incorporate.
